Hawthorne removalists for larger homes

Hawthorne is small, about 1.3 square kilometres, and faces New Farm across the Brisbane River. It's roughly 3 kilometres from central Brisbane in a straight line and about 6.5 kilometres by road. Most of its housing is interwar Queenslanders, and the large blocks hold plenty of rooms both upstairs and down.

The Census confirms the size. In 2021, 41.7 per cent of Hawthorne's occupied homes had four or more bedrooms, and separate houses made up 61.7 per cent of dwellings. Apartments accounted for another 26.2 per cent, so not every move here is a big one. Many are.

Big homes take longer when the plan is vague. Before moving day we want to know which rooms are in use on each level, what lives in the garage or under the house, and where the fragile things are. The rate doesn't change: $125 to $169 an hour + GST for a moving truck, two professional movers and all standard equipment. For larger homes, extra movers and bigger trucks are available, priced before you book.

A two-level Queenslander adds a step to almost every lift. Furniture comes down the internal stairs, out through the front door or across the verandah, then down the front steps to the street. If the downstairs has been built in, it may hold the heaviest pieces in the house: a second fridge, gym equipment, a workbench.

• One list per level. Walk each floor and note the large pieces, including the garage, laundry and storeroom.
• Internal stairs measured. Measure the stair width and any landing turn. Wardrobes, sofas and bedheads may need to come apart, and basic dismantling and reassembly is included.
• Heavy items named early. Pieces over 90 kg carry a $48 (incl. GST) charge each, and appliances are $48 per item.
• Stairs priced openly. Where a stair charge applies, it is $48 including GST per flight, confirmed when you book.

Hawthorne's southern side is hilly, and a ridge along the river's edge became the site of Lourdes Hill College in 1916. Council's heritage records note that river frontages such as Virginia Avenue were popular with finer residences from the suburb's early days. The late-nineteenth-century Queenslander at 25 Virginia Avenue still stands beside a large fig tree, planted around the 1940s near the north-east corner of the house.

Gardens like that are part of Hawthorne's appeal, and they shape the carry between the house and the truck.

• The route beyond the gate. Measure gate width and overhead clearance, and photograph the path, any garden steps and level changes.
• Around the garden, not through it. Our crew won't prune branches or move garden features to make a path. We agree a safe route with you first.
• Outdoor furniture counts. Outdoor settings, benches and large planters add volume and weight. Give us sizes and rough weights where you know them.
• Long carries take time. If the truck can't use the driveway, the charge is $48 including GST, and we allow for the carry in the estimate.

In a large home, the kitchen, the display cabinet and the art on the walls often take longer than the furniture. We treat them as a job of their own.

• Name the categories. List kitchenware, glassware, ceramics, mirrors and framed art separately, so the scope shows what needs high-care packing.
• Decide what travels with you. Jewellery, documents and anything irreplaceable are safer in your own car.
• Materials on request. Bubble wrap and dish packing paper are supplied on request at no extra charge. Cartons and packing labour are agreed in the quote.
• Pianos assessed first. Piano relocation is $149 including GST on top of the hourly rate, subject to an access assessment of the stairs and turns at both homes.

Hawthorne Road is the suburb's main street. Council's neighbourhood plan describes the shops around its corner with Lindsay Road as a local centre with a low-rise village feel, with the Hawthorne Cinema as its landmark. Council's loading zone data shows the commercial loading zones on Hawthorne Road signed for a 20-minute maximum: fine for a delivery, too short for a household load.

• School times. Lourdes Hill College is at 86 Hawthorne Road, and most Queensland school zones operate from 7am to 9am and 2pm to 4pm on school days. If your route passes the school, a mid-morning start is usually smoother.
• Driveways and footpaths. Council's rules don't allow parking across driveways or footpaths unless signs say otherwise, which matters on narrower streets.
• Permits. If your street needs a permit, you arrange it and the cost is passed on.
• Weekend options. Weekend, after-hours and public holiday moves are available, subject to availability.

• Within 4171. Moves to Bulimba or Balmoral are short drives, often with stairs at both ends.
• To the south. Norman Park shares Hawthorne's southern border, with older homes on its own high ground.
• Across the river. New Farm is directly opposite, but the truck travels by road. We include that drive in your estimate.
• Gold Coast, either way. We move between Brisbane and the Gold Coast in both directions, along with long-distance and interstate moves.
