Ascot removalists who start with the house
Ascot sits about 6.5 kilometres north-east of the Brisbane GPO and is known for two things: the Eagle Farm and Doomben racecourses, which take up more than a third of the suburb, and its large Queenslander homes. For a removalist, the homes matter more. Moving out of a highset timber house is a different job from moving out of a lift-serviced apartment, and Ascot has plenty of both.
The Census bears that out. In 2021, flats and apartments made up 47.8 per cent of Ascot's occupied private dwellings and separate houses 42.7 per cent, compared with 12.5 per cent apartments across Queensland. Brisbane City Council's heritage records add detail: its Enderley Road Heritage Precinct takes in three Alexandra Road properties in Ascot, two of them highset timber Interwar houses.
So every Ascot quote starts with the property, not the postcode. We ask how many steps lead up from the street, how close the truck can park, which turns the largest pieces have to make, and what in the house needs more than a blanket and a strap. The rate itself is simple: $125 to $169 an hour + GST for a truck and two professional movers. Good planning is what makes each of those hours count.

Queenslanders, verandahs and front stairs
Windermere on Sutherland Avenue is listed on the Queensland Heritage Register. It is a chamferboard house with wide verandahs, set on a rise above the street, and it shows the pattern of many older Ascot homes even where there is no listing. There are front stairs, then a verandah to cross before you reach the hallway, then doorways sized for another era. The suburb isn't flat, either. Bartleys Hill, in the south-west, reaches 78 metres above sea level, and where a block slopes, the driveway and the walk to the truck usually do too.
On moving day, that means:
- Planning the route before anything is lifted. We check the turn from the stairs onto the verandah and through the front door, and we dismantle beds, dining tables and other large pieces when that is the safer way through.
- Stairs taken one step at a time. Heavy pieces are wrapped in quilted blankets and moved on trolleys or carried. They are never dragged across verandah boards.
- Raising narrow gates and steep driveways early. If the truck can't use the driveway, we plan the carry and tell you about the $48 (incl. GST) charge for a truck-inaccessible driveway before you book.
- Pricing stairs openly. Where a stair charge applies, it is $48 including GST per flight, confirmed when you book.
Our house moving service includes basic dismantling and reassembly, so the beds we take apart in Ascot are put back together at your new home.
Fine furniture, artwork and pianos
The items that need the most care are rarely the heaviest: an antique cabinet, a large gilt mirror, framed artwork, a glass-fronted display unit. We treat these as their own part of the job, with their own plan.
- High-care packing. Our packing team handles fragile and high-care items, from glassware and ceramics to mirrors and framed art. Bubble wrap and dish paper are supplied on request at no extra charge.
- Protection in transit. Quilted blankets, furniture pads and stretch wrap protect polished timber, upholstery and glass. Ratchet straps keep each piece still on the road.
- Heavy pieces, assessed first. Each item over 90 kg, such as a marble table, a safe or a solid cabinet, carries a $48 (incl. GST) charge. Where hoisting really is the safest route, it is $48 per item.
- Pianos. Piano relocation costs $149 including GST on top of the hourly rate, subject to an access assessment. Front stairs, verandah turns and the entry at the new home all decide how a piano moves, so we check the access before we commit.
If a piece is irreplaceable, mention it when you request your quote. If something needs specialist handling beyond what our crew and equipment can do safely, we'll tell you plainly rather than take the risk.

Apartment and unit moves in Ascot
With close to half of Ascot's homes being flats or apartments, many local moves start or finish in a building with its own rules. On the day, those rules matter as much as the furniture does.
- Lifts and loading bays. Book the lift and any loading area with building management before moving day, and ask about permitted move times and lift protection.
- Walk-ups. Tell us how many flights of stairs there are at each end, so the crew, timing and price reflect the real job.
- Where the truck stands. Visitor bays and basement clearances rarely suit a removalist truck. Let us know where it can park and how far that is from the lift.
Our apartment removals follow your building's requirements. A one-bedroom downsize or a single room of furniture gets the same care as a full family home.
Parking, access and race days
Ascot's streets don't only carry local traffic. Racecourse Road is a 900-metre dining and shopping strip lined with poincianas. It runs through Hamilton and Ascot from Kingsford Smith Drive to Eagle Farm Racecourse and has more than 130 businesses, including around 30 restaurants and cafés. Loading near a strip like that takes a clear plan for where the truck will stand.
The two racecourses sit side by side, separated by Nudgee Road, and the Brisbane Racing Club runs both. During the Stradbroke season and other feature events, the club advises that Racecourse Road may be closed near Eagle Farm and Hampden Street closed at Doomben. The Stradbroke Handicap is run at Eagle Farm in June as part of the Queensland Winter Racing Carnival, and the Doomben 10,000 belongs to the same carnival.
- Check the racing calendar before you lock in a date if you live near either course. A weekday or a non-feature day keeps the truck out of race-day closures.
- Arrange permits early. If your street needs a parking permit or loading zone, organise it before moving day. Any parking or permit costs are passed on.
- Use the quieter hours. After-hours, weekend and public holiday moves are available, subject to availability.
Moving to or from Ascot
Whether you're moving across the suburb or up the coast, the destination shapes the day.
- Into the city. Kingsford Smith Drive runs along the Hamilton Reach of the Brisbane River towards Breakfast Creek and the CBD, so a move to an inner-city apartment is a short run. The building's lift and dock rules will usually take more planning than the drive.
- Next door. Moves between Ascot and Hamilton, Clayfield or Hendra cover little distance but can involve a lot of access work: character home to character home, with stairs at both ends.
- The Gold Coast, either way. We move between Brisbane and the Gold Coast in both directions. The usual route takes the Gateway Motorway, signed M1, across the river, then the Pacific Motorway (also M1) south.
- Flying in or out. The Brisbane Racing Club places Doomben about 6 kilometres from the domestic and international airports. That helps if you're catching a flight once the truck is loaded.
Travel is charged depot-to-depot or as a call-out fee, and we confirm it before you book. At the new home, our unpacking and setup service can put cartons in the right rooms, reassemble furniture and take the used packing away. For the rest of the city, see our Brisbane removalists page.

Before your Ascot move
- Count the front stairs and measure the verandah turn, side gate and main doorways.
- Tell us if the truck can't use the driveway or park near the entry.
- List artwork, mirrors, antiques, stone-topped tables and anything over 90 kg.
- If there's a piano, note its type and the stairs on the route so we can assess access.
- In an apartment, book the lift, loading area and move time with building management.
- Living near Eagle Farm or Doomben? Check the race calendar before you choose a date.
- Keep jewellery, documents, medication and keys with you rather than on the truck.
