Removalists in Balmoral, measured first
Balmoral is a compact suburb about 9 kilometres east of the CBD by road. Riding Road forms its western boundary, and it shares the 4171 postcode with Bulimba and Hawthorne. The name once covered far more ground: the Balmoral local government division, formed in 1888, took in Bulimba, Morningside, Cannon Hill, Hemmant and Norman Park.
Today's Balmoral is a mix. In the 2021 Census, separate houses made up 60.8 per cent of occupied homes, apartments 23.3 per cent, and townhouses and semi-detached homes 15.9 per cent, above Queensland's 11.7 per cent. So a Balmoral booking could be a family house, a two-level townhouse, or a single sofa that has to get up a flight of stairs.
Whatever the size, we start with the same three questions. What's moving? How big is it? What stands between it and the truck? The rate is $125 to $169 an hour + GST for a moving truck, two professional movers and standard equipment.

One item still needs a full route
A small job isn't a casual one. A sofa, a cabinet or a fridge needs the same planning as a houseful of furniture, just over a shorter list.
- Measure against every opening. Check the item against each door, hallway, gate and stair turn between the loading point and the room it's going to.
- Floor levels and stairs. Give the floor level and stair count at both addresses. Where a stair charge applies, it's $48 including GST per flight.
- Weight matters. Items over 90 kg are $48 including GST each. Where hoisting is the safest route, it is $48 per item.
- Collecting from someone else? For a piece bought from a seller, give us their contact, the collection window and exactly which items are included. Each extra pick-up or drop-off is $48 including GST.
Our furniture removals and heavy item moves are assessed piece by piece. If something can't be moved safely, we'll tell you before the day, not on it.
Townhouses and complexes
With nearly one in six Balmoral homes a townhouse or semi-detached dwelling, complex rules come up often. They affect the timing as much as the furniture does.
- Body corporate rules. Ask about permitted move times, where a truck can stop and whether common areas need protecting. You arrange access and any bookings, and we work to them.
- Internal stairs. Townhouses often put the bedrooms upstairs. Measure the stair width and the turn at the top before you book.
- Shared driveways and garages. A narrow shared driveway or low garage entry may keep the truck on the street. Tell us how far the carry is.
- Visitor parking. Visitor bays rarely suit a removalist truck. Check what the complex allows on moving day.
For units and walk-ups, our apartment removals follow the same approach.

Appliances: moved and placed, not connected
Some of Balmoral's homes go back a long way. Council records 276 Riding Road as a small late-nineteenth-century timber cottage, built when the area's farmland was being turned into residential lots. Houses of that era were designed long before dishwashers and double-door fridges, so it pays to measure before an appliance arrives.
- Per-item pricing. Appliances are $48 including GST each, on top of moving time and travel.
- Disconnection first. Licensed trade work isn't part of a move. Book a plumber or electrician to disconnect dishwashers, wall ovens or anything hard-wired or plumbed in, and to reconnect them at the new home.
- Measure the new space. Check the fridge cavity, the laundry opening and any step into the kitchen before moving day.
- Empty and dry. Defrost the freezer and drain the washing machine so both travel clean.
Clear out before you move
Moving is the easiest time to let things go, and fewer items mean fewer hours on the truck.
- What we take: furniture, household goods, mattresses and bed frames, appliances and whitegoods, office furniture, boxes and general clutter.
- What we can't: hazardous or prohibited materials, chemicals, asbestos, gas bottles and flammables.
- How it's priced: our time for collection, loading, transport, unloading and travel, plus a disposal fee by actual weight and type at transfer station rates. Disposal starts at $95 including GST, and recyclables go to recycling where practical.
Keep a separate list of what's moving, what's staying and what's going. It stops the wrong item ending up on the truck. Our junk removal can be booked alongside your move.

Schools, Riding Road and Lytton Road
Two schools shape Balmoral's weekday traffic. Balmoral State High School is on the corner of Thynne Road and Lytton Road, on the boundary with Morningside, and Sts Peter and Paul's School is on Alexandra Street, within Balmoral's boundaries. Most Queensland school zones run from 7am to 9am and 2pm to 4pm on school days, so a mid-morning start keeps the truck out of the busiest windows.
Local names can mislead, too. The Bulimba Memorial Bowls and Community Club is in Balmoral, while Balmoral Park sits near Morningside railway station, in Morningside. When you request a quote, give the full street address and suburb for both ends so the travel estimate is right.
Moving nearby? We cover Bulimba, Hawthorne and the rest of the southside, plus moves between Brisbane and the Gold Coast in both directions.
